Monmouth County: The Volume Leader

Monmouth County is running the largest numbers in the region by a significant margin. With 212 active listings, 178 under contract, 164 sold, and 74 coming soon, this is a market that is moving. The 105 price changes are worth watching — it signals that some sellers entered at aspirational prices and are correcting. Buyers in Monmouth should pay attention to those reductions; they often represent the best opportunities of the week.

MONMOUTH TAKEAWAY: High activity, high competition. Buyers need to be ready to move quickly. Sellers who overprice are correcting — and that creates opportunity for prepared buyers.


Morris County: Tight and Competitive

Morris County's numbers are striking: 155 active listings against 143 under contract. That's nearly a 1:1 ratio of available homes to homes already in contract. With 105 sold this week and only 25 coming soon, the pipeline of new inventory is thin. Morristown and surrounding Morris County towns continue to attract buyers who want walkability and transit access — and those buyers are competing hard for a limited pool.

Hunterdon County — with Flemington as its anchor — shows 46 active listings and 44 under contract, a near-even balance that reflects a competitive but not chaotic market. The 11 price changes and 3 back-on-market listings offer informed buyers some negotiating ground. For sellers, Hunterdon remains favorable: 32 homes sold this week against a modest active inventory.

Warren County: The Opportunity Market

Warren County has the smallest numbers in the region — 37 active, 29 under contract, 24 sold — but that understates its significance. This is Central NJ's most affordable entry point, and only 4 coming soon signals limited future supply. For first-time buyers and buyers priced out of other counties, Warren County — anchored by Phillipsburg — continues to offer real value. With 12 price changes this week, there is room to negotiate in a way that isn't available in tighter markets.

WARREN TAKEAWAY: The most affordable county in the region with the most price change activity relative to inventory. Buyers who are flexible on location are finding better opportunities here than anywhere else in Central NJ.

The data confirms what serious sellers already sense: supply is constrained and demand is active. Across all six counties, homes that are priced correctly are going under contract.
