Understanding how to write an escalation clause that doesn’t overpay. Recognizing red flags in disclosure documents or inspection reports that inexperienced buyers miss.

Agents also handle the administrative burden: coordinating inspections, managing appraisals, tracking timelines, reviewing contracts, liaising with lenders and attorneys. For first-time buyers especially, this project management alone is worth the representation.
